A court order requiring a party to fulfill their contractual obligations rather than pay damages.

Specific performance is an equitable remedy typically granted when monetary damages would be inadequate. It's most common in real estate contracts (each property is considered unique) and contracts involving rare items.

Courts generally won't order specific performance for personal service contracts, as forcing someone to work would raise constitutional concerns.

A court orders a seller to complete the sale of a historic property to the buyer, as no other property can substitute for it.
